- The listings. We create and manage your adverts across the booking platforms, and we also bring our own direct clients.
- Every guest. All communication, from the first question to check-out, plus any disputes and the reviews.
- The turnaround. Cleaning, linen changes, and maintenance between every stay. Our company has its own cleaners, so we are never waiting on anyone.
- The guest paperwork. We handle the guest police registration that Spain requires for each booking.

How the money works, with no float to manage
You do not need to keep a pot of money in Spain for the rental. We handle costs as they come, straight from the income.
- If a guest breaks something small, we fix or replace it and pay for it from the rental income.
- At the end of the period, we deduct those costs and our commission, then send you the rest.
- Our commission depends on the property and is agreed with you up front, in plain terms, with no hidden markups.
So your statement is simple and clear, and you never have to wire money over for small repairs or top up a balance.
The licence, and the rules as they stand now
You need the right licence to let short-term, and your lawyer arranges it for a small fee, in collaboration with us. Here is where the rules actually stand.
- The Andalucia tourist licence. This is the regional registration that lets you operate legally. Your lawyer handles it.
- Your community must allow it. To run a short-term let, you need your community of owners to permit it, which takes a 60% (three-fifths) vote in favour. Some communities welcome holiday lets, some vote against them.
- No more national registration. A national registration number was briefly required in 2025, but Spain's Supreme Court struck it down in May 2026, so it is no longer needed. The regional licence is what matters.
Warning: Before you count on rental income, check that your community of owners actually allows short-term lets. We have seen buyers build their whole budget around rental returns, only to find the community has voted against them. We check this for you as part of getting set up.
If your community does not allow short-term lets, you still have options. You can rent medium-term, for a few months at a time, or long-term. The trade-off with a long-term let is that the home stays fully occupied, so you cannot pop over and use it yourself.
